Home Maintenance Tips

  • Changing furnace Filters when necessary (1) month, will go a very long way in reducing repairs/service calls and the furnace efficiency will reduce the utility bill as well.
  • A Radon Test should be performed before any renovations are to take place in a basement, being converted to a living area. If Radon Remediation is needed, it is much easier and cheaper before renovations are completed.
  • All shrubbery should be removed around the outside condenser of the Air Conditioner. A shrub is a lot more inexpensive than a compressor. (Clean coil fins with hose periodically)
  • It is imperative to keep gutters clean and gutter run-off drains connected to discharge water away from foundation a minimum of 6’.
  • All tree branches should be trimmed away from roof to deter algae and moss growth on shingles, thus shortening their life expectancy. In addition, the gutters will need less maintenance.
  • When any electrical upgrades are needed in the kitchen, bathroom, laundry areas etc., a GFI or a AfI circuit(s) should be  installed.
  • If Ice “ damming” is occurring on roof, it is usually caused by improper attic ventilation and inadequate ceiling insulation. Correcting both and keeping gutters clean will go along way in preventing any major water seepage/backup in the future.
  • Any “Duct” work located in a crawl space , attic should be wrapped with duct insulation to increase the efficiency of the furnace/Air conditioning system.
  • Functional Smoke Detectors and Carbon Monoxide Detectors should be installed on every floor of home and Smoke Detectors are now recommended in every bedroom of home.
  • Creating a “checklist” of the maintenance needed around your home will help ensure a safe environment for you and your family as well as cut down on expensive repairs in the future.
